Individual Design Service

Our individual design service starts when the client has paid a deposit and completes a Wish List which acts as a starting point and helps us understand the style and finishes the client wishes to achieve in their new home.

Initial Design Brief Meeting:

Upon completion of the wish list an Initial Design Brief Meeting is organised with your Sales Consultant who will take the time to complete a comprehensive Design Brief with you which forms the basis of your quotation.

The Design Brief includes planning a myriad of details i.e. style of home, sub floor, external walls, ceiling heights, garage and door, balcony’s / alfresco’ s, internal flooring, internal balustrade, doors, locks/handles, architraves/skirtings, cornice, windows, glazing, kitchen, pantry, bathroom, ensuite, toilet, laundry, electrical, heating/cooling, appliances, security, intercom and ducted vacuum.

The details and differences of each project need to be rigorously assessed at this initial phase and factored into the overall design.

All the important considerations relating to the proposed building site are noted in detail and forwarded to our Draftsman for analysis before the first design meeting.  These include:

  • property information i.e. site survey, soil test, bush attach level (BAL)
  • any planning overlays
  • building envelopes
  • any restrictions relating to the block of land

This initial design brief meeting allows each client to collaborate with the design team from the inception of the project to provide ideas that personalise the project to translate a house into a dream home.

First Design Meeting:

The next step involves the organisation of a one on one design meeting where the home owner, our draftsman and sales consultant get together.  The purpose of this meeting is to further analyse and review client needs, requirements and style preferences.

The client is then given the opportunity to ask any questions.  Ample time is allowed for these to be answered properly to ensure an anxiety free build.  Then the draftsman may make a series of constructive suggestions and recommendations about your design.

A design will then be prepared based upon the discussions that resulted at this meeting. From there a follow up design meeting will be scheduled to present the preliminary working drawings in the form of a 3D walk through.

LP Warren Homes allows every client a series of follow up design meetings to help perfect their home design.  This helps to ensure that the final design and layout of the home meet the individual client’s needs before proceeding to the contract signing stage.

No contract is ever signed until the client is 100% happy with their home design.
